Getting Title Insurance for an IRS Tax Deed

I've been investing in real estate for a long time, but I suppose I'm a noob in this as this is my first tax deed property...

I purchased the property in Dec 2020 from the IRS, at which point I was told that the IRS tax deed sale is, after the redemption period, superior to all other liens and therefore would cancel anything else out.  After six months (redemption period), got a deed to the property and filed it at the courthouse.  Renovated it and got a contract in one day of being on the market.

And now, I'm being told the buyer's can't get title insurance in order to finance it.

After MANY phone calls and MUCH begging, pleading, and social engineering, I finally got through to an underwriter at one of these title companies and was told that, in order to issue title insurance, they would need:

  1. - Notice of Seizure
  2. - Notice of Sale with publisher’s affidavit attached.
  3. - All records of Seizure and sale of Real Estate (explaining in detail how the sale was conducted/advertised, etc.)
  4. - Seized Property Sale Report
  5. - Special order of the secretary that permitted the sale of this property in Missouri rather than where the land is located.
  6. - Evidence no redemption was filed.
  7. - Copies of notice to all judgment creditors whose liens may be extinguished by the sale.

I have been unable to get a response from the IRS Agent that handled this sale, so...  Does anyone have any idea as to where to get these things? Is there an IRS document repository somewhere where I can download them?  Is it public domain, something I can get at a library or a newspaper?  Some other place?  Is there a service that can do all of this?  Quickly?

Hazing me for not taking care of this sooner isn't necessary as I am already flogging myself with a fistful of wet spicy noodles and barbed wire, so I thank you in advance for your helpful replies:-)
