Short Sale Information sharing from listing realtor

I found a property I am interested in and it's noted as a short sale. It is discounted quite a bit from surrounding properties. My question is, can I expect answers from the listing realtor to questions that will likely influence how quickly the transaction could be completed? Is their a 1st and 2nd lien and are they 2 different parties? If the bank already has 1 or more BPO's and if so what they are?

Again brand new here just trying to get my feet wet. I've read some of the forums but my questions seems a bit more specific. Thanks in advance.
