Short Sale question

I’m doing my first Short Sale, and I have a few questions, I hope someone can help me. .

1. Should the Real Estate Contract be one from the National Association Realtors, or can it be one from the internet?
2. Is the HUD-1 form completed by the closing agency? Or should I find an attorney who is formiliar with the Short Sale process, and give him/her the responsibility for completing the above forms?

The auction is June 6th!
