Occupied Properties? What is the strategy here..

Good Morning Everyone :)

I have a question regarding occupied properties. I have been purchasing properties on auction websites like Auction.com for a while now, but usually it's properties that are not occupied. 

Lately, during COVID, it seems like every property i look at is occupied. 

What is the strategy when the property is occupied? Especially when you are not able to evict anyone etc? 

Do you keep the property and pay the mortgage until your able to evict them? 

I am assuming that who ever the property is occupied by is not paying rent or a mortgage, that's why its being foreclosed and auctioned off.
