Seller Financing for Pre Foreclosure

Hi I've done a few pre forclosure deals but they have all been cash offers. I'm very new to trying to understand subject to/ seller financing. I have someone who wants to sell their house thats going to auction the middle of next month for market value. I guess my first question is are investors at all likely to buy properties close to market value if there is seller financing?

Also this is the message the seller sent

"If you have a financing that would keep us in the home but gives you first position to sell if we decide to then im interested."

Not really sure what to make of that. Could anything be done here?
