Got A Haircut With A SS

You know how I say you need to get out there and talk to people to find deals?

Well, I went to my hair appointment yesterday and my usual gal wasn't there and got another stylist/hair chopper. The yak started and she asked what I did, "I'm retired from RE and financing" Oh, then she starts talking. Recently divorced and behind on the payments, 1700 sq ft 3/2 on one acre in town. I asked if she had a Realtor and she says no and she tells me the details of the bank's intention to give notice the first part of July. Quickest I ever got a good looking gals phone number and asked to come over, LOL. Owes about 70K, I'm familiar with the area, without seeing it, I'm thinking 49ish.

So, then I stop at the watering hole for a cold one. A guy that owns a painting company is there, don't know him but he's familiar. We talk and he says he'd like to buy a fixer and start flipping, and I start in and introduce myself a little more. 2 beers later we're shaking hands for me to introduce him to the property lead I got an hour ago.

No, it doesn't happen everyday, but it basically happens more often than you'd think in you get out and mingle. So, next step is to take a look, close on a contract offer, then get it started on a SS, before notice is given.
