Notice of Trustee's Sale

Hi All,

Looking for advice on a potential opportunity to save someone from a foreclosure. My mom noticed a vacant property while she was on a walk through her neighborhood! (Walking for dollars?). I went to take a look and get the address. When I got to the property, there was a "notice of trustee's sale" taped to the door explaining that the owner had until April 19th to take action to protect their property, OR the property would be auctioned on April 19th.

According to the notice, the amount owed is $133K, and the property is worth $375K-$400K. I'm working on getting a mailing address from public record, but what else should I be considering? What variables does this state of distress impose? Is there still an opportunity to wholesale?

Any help is appreciated!
