Preforeclosure, Estate, Non-owner occupant Lists

Hi everyone -

I wanted to reach out and ask if anybody knew where I could view/purchase property lists that would show non-owner occupants, preforeclosures, foreclosures, etc.

I’m not necessarily looking to wholesale, but more so looking to acquire more rental properties. My goal is to get the information for the neighborhoods I’m interested in then direct mail, cold call or just simply door-knock.

I’ve been using various city and county websites to look at current ownership, but know that there are better tools out there. I’m just not sure where to look.

Are there any credible websites or databases out there that people are using? If so, what has your experience been and generally how often does this information get updated from public records?
