A home that has sat online for 300+ days now all of a sudden has multiple offers on it now we are seriously interested

Has anyone had experience of listing agents saying highest and best and multiple offers etc... just to drive the price up even if there are no other buyers

Or am I to trust in the morality of a listing real estate agent in florida

Any help appreciated

In 13 years as a real estate agent, I have never said this if it were not true, and I don't know a single other realtor who does.

Short and to the point - yes, it happens.  Could be a breach of ethics on one hand, but could also be in the best interests of their client.  Will these antics cause you to make a higher offer?  They hope so!  Don’t chase.  Stick to the plan

Hi @Hugh Jameson, Hi from right down that bloodbath we call I4. We do see that a lot when we are buying. I totally agree with @Bryan Scott. Do your math independent of what the listing agent says. Investors get themselves into trouble when they emotionally stray from their modeling to chase a deal. I would make the offer that you deep appropriate and, if you don't get it, you've lived to fight another day. Regardless of whether or not they are yanking your chain, stick to your plan. When we run into this, we politely tell the listing agent that our modeling is telling us that our offer price is where we need to be. You would be surprised at how many of those deals we end up with at the end of the day. Good luck.

@Hugh Jameson Yes, some agents will do this in a reflexive bid to get higher offers. Don't fall for it. Like the others said, stick to your numbers, there's always the next deal....
