Going to talk to a pre foreclosure what contract should I use?

Good morning BP. I am going to talk to a pre foreclosure this morning and have a Colorado state gov issued buyer seller contract. We have a quick exit strategy in mind as we just purchased our first property last Thursday. My question is this, do we have to use this big contract if we're looking to wholesale the property. If not then where might we find a contract for such situations.

This epwas posted in the short sales forum....if this is a short sale, you’re just urinating into the breeze if you’re trying to wholesale it.
