Wholesaling Tips for success

Hi everyone happy Halloweeen!

I'm new to wholesaling and real estate overall, about 4 months new. I've earned a lot about financing, notes, wholesaling etc... I've studied a lot but have plenty to go! My father issued 800m in MBS back in 2008, he was supposed to mentor me but our life fell apart, so I've chosen to do this by myself and with a partner. I am on the verge of foreclosure with pops as well so I have an strong incentive to learn an avenue and produce income. I've been going at wholesaling but haven't had any luck, I'm discouraged but still persisting. I have gotten a home under contract but lost it due to a buyer not performing, I'm operating here in southern California. Any advice as to great techniques to close a deal? I'm looking for mentorship in this area leading up to the development of this company. Your time will be rewarded handsomely.

P.S.

I don't have an infrastructure in place other than ready buyers, a property finding software, our minds and some conrtracts.

@Joseph Hernandez you need to spend 95% of your time figuring how to market to find deals. The other 5% on all the other things. Learn how to market honestly and in ways that help people and you will figure this thing out.
