How long for a house to have enough equity after loan issued for it to be a deal? 5 years and over??

A deal is a deal, when it is a good investment. Length of ownership has nothing to do with a property being a good deal.
It's possible someone may own a house for for a few months and they need to sell it and it can still be a deal.
In general though, you are more likely to find homes with substantial equity for owners who purchased many years ago.
