Best Real Estate Data Services

Hello All,

I'm looking for recommendations for a data service.

At the moment I'm most interested in two types of info.

1. Rental market data for specific locations (I'm in No. California). Data on prices, vacancies, changes in demand, etc. Projections based on job growth and development is a plus. 

2. Property Research. Title and lien research, pre-foreclosure listings. 

Approx pricing & details on the pro & cons of a given service are appreciated.
