Can contract a preforeclosure using subject to and market to a buyer lease/option and use the buyers down payment to catch up the back payments?

That would be very tricky, timing wise.  If you can’t Personally pay the arrears, don’t do it.  The last thing someone facing foreclosure needs is for someone to tie up their property on some “I hope I can find a buyer deal” then walk away at the last minute, leaving them no time to sell to a Real buyer.
