How can I get a owner occupied loan as an investor?

Hello, I want to help my brother purchase a condo to live in. In an ideal world, we would be able to get owner occupied financing since he will be living there but I would retain a portion of ownership through my LLC. What is the proper way to structure this so that I can get both of these benefits?
