Warranty Deed with a Vendor Lien

I found a great property that was foreclosed and going on auction. The numbers are great for a quick fix and flip. My issue is on the county website it shows it has a Warranty Deed with Vendor Lien. This property is located in Texas. Can anyone explain to me what this really means or if I should worry on making a bid. I have attached the warranty deed see if anyone can "decode" it. Any and all help is appreciated.

Every deed in Texas with a loan/mortgage on it is structured this way.  We have a Deed with vendors lien and a Deed of Trust

Basically the property has a loan on it and is being foreclosed on

@Minna Reid A deed in Texas is public record for all to see.  Posting it here really makes no difference
