Possible 1st deal question.

I have a friend who is losing his house to foreclosure. He is willing to sign over any rights to the house. Sale date is in mid April. House is located in Alaska. Nice house in a B class neighborhood. About 90-110k in equity, estimate 30k in repairs.

Is there anything I can do to make this deal happen outside of paying the delinquent amount of approximately 40k?
