Pre-Foreclosure Advice Needed

We found an off market deal that is in pre-foreclosure. What are some things to search for before making an offer? What could pop up that we may have to pay for once making an offer? The owner seems clueless and just needs to get out fast since she’s been in and out of the hospital. She has no idea what she owes on the house and she even seems clueless as to who her lender is. We’ll be able to get it for we’ll below the market value but have never worked with a pre-foreclosure before so seeking advice.

@Charlie MacPherson First off not a wholesaler. We’re buy and hold and live blocks away from this property. We want to buy properties in our neighborhood to bring great renters into our community that we love and are raising our children in. This elderly sick woman is about to be kicked out of her home in 3 weeks if we don’t make an offer and help her navigate this situation. We are already helping her find a first level small apartment that she can move into from this large house where she has to go up and down stairs. I mentioned she’s clueless which makes it a bit harder for her to give us the right info to close on the house. In no way do I look at myself as a heartless investor. Thanks for the input and warm welcome to the bigger pockets community though 👍
