@Bryan Devitt Thanks for your input Bryan. 

@Charlie MacPherson This would be a short sale. She has no equity in the home and owes more than what she could get for it. She was going to list the property for a certain amount a few weeks ago and we plan on offering that exact amount. Her kids are involved so they are all very aware of what’s going on - we’re not taking advantage of some old lady and just pushing a piece of paper in front of her. I think maybe something similar happened to you personally or a family member, but I’d suggest you don’t jump to conclusions when you don’t know the full story. As Bryan said - take a breath and move on 👍 Bigger Pockets literally preaches to not pay full price for a property. I would be a stupid investor to walk in and offer full price for this property to just hand that money to the bank. Do you invest in real estate yourself or just on here to troll?

@Charlie MacPherson First off not a wholesaler. We’re buy and hold and live blocks away from this property. We want to buy properties in our neighborhood to bring great renters into our community that we love and are raising our children in. This elderly sick woman is about to be kicked out of her home in 3 weeks if we don’t make an offer and help her navigate this situation. We are already helping her find a first level small apartment that she can move into from this large house where she has to go up and down stairs. I mentioned she’s clueless which makes it a bit harder for her to give us the right info to close on the house. In no way do I look at myself as a heartless investor. Thanks for the input and warm welcome to the bigger pockets community though 👍

We found an off market deal that is in pre-foreclosure. What are some things to search for before making an offer? What could pop up that we may have to pay for once making an offer? The owner seems clueless and just needs to get out fast since she’s been in and out of the hospital. She has no idea what she owes on the house and she even seems clueless as to who her lender is. We’ll be able to get it for we’ll below the market value but have never worked with a pre-foreclosure before so seeking advice.

Hi All!

I’m new to real estate and just purchased my first rental property. We ended up doing more rehab work to this property than we had originally thought we’d have time for. We ended up saving money by being able to do a lot of it ourselves and found some pretty good deals on new appliances and DIY’ing some items in the house. It is possible to Cash out refi with no closing costs or minimal closing costs? We just have a conventional loan with a large bank and wondering what options would be to pull money out.
