Bought occupied foreclosure in Long Island NY

Hi all - hoping you can help! My husband and I bought an occupied foreclosure in Long Island, NY with the intention of flipping it. It is occupied by an elderly woman. Our plan was to do repairs on the outside of the house, while working on the formalities of getting her out of the house. My husband spoke with a lawyer who advised him not to do any repairs to the outside (the front walkway is not usable at all so she cannot use the front door, house needs painting, etc) until she is out. I thought as a landlord/owner that it is our responsibility to complete repairs. Please advise if we can move forward with getting started with the work since we want to list it this summer. Thank you!!
