Mailing to Pre-Foreclosures/Fixer Uppers

Mailing to a pre-foreclosure is a crap shoot. Experience has shown me that people in foreclosure some times do not think rationally and many times are in denial.

What has been effective in the past is to mail postcards to a general area of smaller older houses simply saying that you buy houses and can close at their convenience when they want. This way you are targeting not only pre-foreclosures but also people who want to sell but their place has a cosmetic or structural problem.

Letters to pre-foreclosures have to be brief and well written to get responses.

Either way, don’t expect your phone to ring off the hook but if some one does call they will probably be serious.
