Counter Offer on REO Above List

Negotiating on a foreclosed property in Virginia. I made an offer which was countered. At the same time, the bank lowers the list price making their counter above the current list price (sigh). I love the profit margin on some of these but hate the game haha. They've come down almost 20% in five weeks on the price with no takers.
