Commercial Foreclosures/REOs in Greater Toronto Area

I work with a family friend that helps small businesses secure financing under government loan programs and get businesses up and running by leasing or supplying commercial properties.

It seems like there are plenty of distressed/foreclosure residential properties listed in the Greater Toronto Area ("GTA"), but there's a lack of distressed/foreclosed commercial listings by banks or mortgage lenders. Commercial properties are significantly less traded than residential properties, allowing for more arbitrage opportunities.

Anyone have any sources for commercial properties or know why these properties in the GTA aren't publicly listed on banks' websites, unlike many major metropolitan areas in the States?
