Wholesaling a foreclosed home

Hello, I am a new wholesaler & I have a motivated seller with a home in the beginning stages of foreclosure, whose balance on the home outweighs the ARV. What is there to do in a situation like this? The home is brand new & he really wants to sell instead of letting it go into foreclosure.
