California - Short Sale Leads Already Listed on MLS
I'm a Short Sale Investor here in Dallas/Fort Worth, Texas.
I specialize in Short Sale Investing using an "Options Contract" with full disclosures and is fully transparent in a 24 hour same day A to B - B to C double recorded closing transaction.
I'm thinking about expanding my Short Sale Investing business to the Long Beach, CA area.
My question's are in reference to Short Sale Leads in California:
Is it possible for Short Sale Investors that only specialize in "Option Contracts" with full disclosures and same day A to B - B to C closing transactions, to pursue Short Sale Property Leads that are already listed on the MLS with Listing Agents in California?
Is it possible for a home owner that already has their Short Sale Property listed on the MLS, to cancel the listing at any time in California?
Is it possible in California as long as the home owner agrees under an "Options Contract" for a Short Sale Investor to re-list the property in the MLS with the same Listing Agent as before?
Is it possible in California for a Listing Agent to make a full double 6% commission on a same day A to B - B to C closing transaction? Resulting in being paid a full 6% commission on each transaction or a full commission on the first transaction and a bonus on the second transaction.
Your knowledge and your answers in this area would be more than appreciated.
I do have a Certified Fannie Mae, Freddie Mac, and HUD negotiating company in Long Beach, CA that will be handling all the negotiations with the selling bank. This way the Listing Agent does not have to deal with the bank at all and do what they do best,,, And that's list short sale properties and find qualified 'C" buyers.
I always disclose everything to all parties involved in the A to B - B to C transactions. (A-Selling Home Owner, A-Selling Bank/Servicer, Title Company, C-End Buyer, C-End Buyers Lender)
Both transactions stand on their own with their own funding, fully disclosured, and fully transparent.
