Hey guys, it has been a while since I've been on BP and I am sorry for leaving you guys. I know you have all probably been pretty depressed since I have been gone and patiently awaiting my return....jk

I am creating this topic to see if anyone has any tricks of the trade that they use in the ss negotiation process that they may be interested in sharing with us.

I have heard of people using the following items but have had mixed opinions on their effectiveness:

-crime statistics for neighborhood/subdivision
-sex offender map
-LPS reports that reflect REO data
-REO vs. SS vs. Auction sale "bottom line" comparison
-pictures of repairs
-Contractor's estimates of repairs
-Mold Test results
-local RE market news articles
-Showings report/feedback report for listing

Please reply if you offer anything in your short sale package that isnt listed above and its effectiveness and also what your experience has been in the lender's receptiveness to any of the above items???

We have started a company that negotiates ss's for other agents (shameless plug) and am interested in a way that we can systemize/automate some effective negotiation tools that would allow us to not only get a lower apporval value but also speed up our legwork time in the negotiations.

Any feedback is helpful......
