Can Attorney take portion of property as Fee in Real Estate Deal

Have a property with a cloud over the title and don't have the funds to hire an attorney to clear the property for development.  Want to partner with an attorney that will complete a Declaratory Judgement Petition allowing us to Borrow against the property and develop it.  Any one know if this is possible, or an attorney that would be interested?
