Owner Occupied property purchased at auction

Hi Fellow BPs,

I purchased a property at a courthouse foreclosure auction in Maryland.  The court takes 45-60 days to ratify the case in my county.  The purchased property is occupied most likely by the owners.

I would welcome suggestion/opinion on some of the questions below

(1) Is it OK for me to knock on the door and politely ask owners to vacate?  I don't mind offering $1000-$1500 if they move out peacefully.

(2) Do I run at risk of pissing them off and resulting in them trashing the property before it gets ratified?

(3) Should I wait till the property is ratified and then knock on the door, if they cooperate its great but if not start the eviction process?

(4) What are the changes they leave the property without me contacting them?  I hate to be the guy who is going to make them vacate their house.

I paid the initial deposit to the auctioneer but I am not technically owner of the property until its ratified.

Any suggestion? If you had similar experience, please share.

Regards
