The nerve of this guy

So here is the story.

I emailed an agent on a SS listign they had, and he was interested. At the time he had NO offers and was open to us flippign the short and negotiating our offer to BoA.

THEN..................

after all of the emais/conference calls/paperwork shuffle going back and forth he emails me and tells me that he has a fullprice offer for his listing from a buyer. My natural reaction, is, GREAT. That means both of us can make more money. He was thinking, "now that I have a full price offer I want to just figure out a way to weasle out of my contract witth this investor and just sell to this buyer."

So this realtor calls his sellers and gets themt o email him the following:

Hi [realtor name],

[seller name], and I were talking things over in reference our house. We feel, since you posted the for sale sign on our home, we have been getting many offers. We both did not anticipate that many in the past month, due to the housing market. Also, with all the attempts that was offered. We would like to act as fast as possible to have a family move in for their needs as well. At this time we no longer need the third party group (Third and Long Investments, LLC), and continue to strive with one company (RE/MAX Preferred, Realtors) to fulfill our short and long term needs.

What would you guys have done/said if you got this email?

P.S. He later confessed that he did get them to send him that email, but only after they told him over the phone

If you had an accepted offer and sale contract, regardless of the sale price, you are in contract and the agreement to accept offers does not mean accept other or better contracts. It's called specific performance. You can buy at the lower price and sell to the new higher offer buuyer. Otherwise, file a notice of les pendis, hang the sale and enforce your deal...or walk away as Jon suggested as a credited toward your degree from the school of hard knocks. Bill
