Negotiators or anyone who might know: Freddie Approvals

I want to know if anyone has had any fortune of getting a Freddie loan short sale approval to say settle in full satisfaction instead of the typical boiler plate approval that they seem to be issuing as a computer print out. I am concerned of how to direct my seller. Owes 92 on investment property in MI. 5th 3rd Freddy loan two unit. A to B 40k, B to C 55k. Am I in for a surprise at closing even if there is no language stating a note will come? Anyone have any experience with this?
