Family member house in Foreclosure I want to invest

Hi all,

I am a newbie investor. My mother recently let her house go into foreclosure and she says that it might be a good investment for my first property. It is 5 bedrooms and 2 full bathrooms. I am extremely familiar with the neighborhood as I grew up here. I would love for this to be my first investment but I know for certain that I would need a partner that would help fund it or possibly get the home out of foreclosure and do seller financing. I am spinning my wheels and need so much help as I don't have a mentor yet and I don't want to miss out on something that could be an awesome opportunity. Please help fellow BPers and guide me through my first investment opportunity. The location is in a south suburb of Chicago.
