I have a Realtor that wants to represent me on a short sale, but she wants to purchase the property from me on the BC side. Does anyone know if this is an issue.

Then you didn't do your job and you need to step aside. The main issue is to assist the homeowner in a foreclosure prevention, your profit should always come second.
