Help with Probate, want to get locked down now!

I've talked to multiple lawyers and I've got the consistent safe answer. Wait until probate is over.... Does anyone know if you can get something under contract during probate? 3 weeks into probate, all assets in mothers (deceased) name and only one heir. Properties are not in new sellers name yet, what can be done to lock down this super motivated seller. Thanks ahead of time!
