What is the best source to find REOs?

Hello! Im struggling with trying to figure out how i can get the best deal when purchasing a property to flip. I have 1 investment property with tenants in it who are renting to own...i purchased thru a wholesaler. But i learned that buying REO properties is the cheapest route. Is this true? What are the best sites to find them? Is it best to find an agent to work with?
