I've bought quite a few foreclosure sales in TX and understand that state well. Here is what I saw most recently.
The trustee will give his spiel and then say "my bid is $1.00". If anyone bids more he will then say,"I'm prepared to bid up to $63,587 " for example. That keeps anyone else from bidding and allows for a potential case for deficiency judgement against borrower.
I'm particularly interested in FL and AZ. It doesn't affect me as the buyer, buy may give you some more info in trying to work a pre-foreclosure purchase from the owner. Save the owner from GIANT potential debt. Anyone have any of these bids occurring? Also interested in other states ttrustees' bids. Thanks. Rich.
