Advice for new investor

What advice would you give someone starting out? I live in an area that isn't wise for me to start investing at this time due to just starting out and not having enough saved for property locally. So I'm looking all over the country. I have found an interesting property for cheap that I would be able to pay cash for but it is a foreclosure.

A) Is there any way I could get information on what needs to be repaired/fixed on the property? I contacted an agent and they informed me that they can't give that information.

B) It is listed as a Multi Family and it looks like surrounding homes are about $80K+. I would Ideally like to fix the place up and begin renting the units. Is it unwise to think putting 30K into a multi family foreclosure will fix it?

Any other advice would be greatly appreciated as I can't stop thinking about investing now. I've finally saved up some money and want to start even though I'm scared out of my mind. But I know my eagerness will make me miss things. Thanks!
