Hud home Marked as SF Layout is a Duplex

Hi all,

I am in the process of purchasing my First Property. I am buying a HUD home In the cleveland area. (Euclid, OH to be exact) Several Issues are popping up that I could use some advice on.

1. With HUD I must assume any POS violations but there was not POS inspection done. Am I required to preform this. Does it Happen Before Close? After Close.

2. The house is currently Zoned as a SFH and Register with the assessor as a SFH. However the Layout is Clearly a Top/ Bottom Duplex Layout. (2 Kitchens/2 Sinks/ 2 water meters, Gas Lines, and 2 HVAC). I cannot get the house inspected as a Duplex since it is in the system as a SFH SInce I do not own the property yet. I guess is my Question is what do I do? My Realitor has submitted an Rushed request for an assessment.

-IF the Taxes come back as to high does this give me reasonable leverage to back out of the Deal?

- What if I cannot get the assessment and the inspection done before close or the 15 Day Period in which I have available to evaluate the Condition of the property for any unexpected cost?

Any info or experiences will help
