Contracts on end buyers??

im lost when it comes to contracts! Im looking to flip reos to wholesalers and the only thing holding me back right now is the end contract. I dont know what should be in ir nor do i have one? All i can think of is getting an agent to stroke on of theirs up with me. Isn't it a bunch of money to have an attorney do it for you? How do i know he will even have all the junk i need to protect me you know? Just looking for one specific to this type of deal and i know every state is different so i cant just use some template. Any help at all guys?
