How to find who holds a deed of trust

I have a collectors deed on a vacant lot. I'm trying to clear the title before having to go with a quiet title. The deed of trust was last recorded with MPI Funding Corp., a Nevada Corporation and Ursula Joanne Merritt. This corp has went out of business many years ago. I have had a title co search where the note has went and they found nothing. How can I find who holds the deed of trust on this lot?
