Buying Directly From Owner

Hey,

I am interested in buying a property directly from the owner near Athens, GA. Am I required to use a lawyer in the transaction? Can I just create a contract myself? I would get a title check and do my due diligence either way.

If I do get an attorney to help in the closing of the transaction what are some ways that I can save money on the closing costs?
