Wholesale and Forelosures

I am just getting started doing Wholesale and fix n flip. I am meeting with an investor this weekend so should have funds to do deals. I have done research on some foreclosures and my question is can I contact the home owners now to try and get it under contract so that I can assign to a cash buyer, before the auction date of the property? Or do I have to wait and bid on it?
