PURCHASING A APARMTMENT COMPLEX THAT HAS BEEN FORECLOSED ON AT AN AUCTION

I was tring to figure out how to purchase apartment complexes that are foreclosed on.Do they have to be purchased with all cash or you can get financing on them?i was also told that you purchase them different if its at the courhouse or at an auction
