Experience with Occupied REOs

I'm looking at a property being auctioned.  It's similar to one I've purchased before but in a different town not far away.  The auction listing indicates that the property is occupied and if I win the bid, I'd be responsible for removing occupants. 

I haven't bid yet. Don't know if I'd meet the reserve if I did.  But if I did, I wonder if anyone else has dealt with such a situation successfully and if so, what other outcomes might result...other than the current occupants trashing the house before leaving.

I've heard of cash for keys and understand how that supposed to work.  Any other options?
