Flipping after sale

How would I go about doing this transaction: I bought a house at the sheriff sale today, after the sale someone wants to buy it now for $5000 more. I put 10% down, and owe remaing when the deed is ready.

A) Do I ask for 10% + 5,000 and have sheriff transfer the deed into his name?

or

B) Do I ask for $1000 now and sign a contract with buyer saying he will handle all closing costs and transfer fees when deed is ready?

Or OTHER SUGGESTIONS.

I have never been in this situation before thanks for your help.
