Pre closure priced at 80%

I have find a deal that is 80% of MV and would like to purchase for myself. The home is financed by the builder presently but he says he is letting it go back to the bank in 60 days. I have asked about a lease option he says bank is not willing. My wife and I have low 500 scores. Any suggestions on how I could put this deal together since people are telling me no one is loaning to scores like ours.
