How to figure out what a seller owes on the property?

How do you figure out what a seller owes on a property?  I usually look up the property on Zillow and find the pin number, then I go to the recorder of deeds website and look at the public records.  Sometimes it is very clear but more often I get confused.  Does anyone know if there is an article on this website that explains how to navigate this?  I did a search and could not find one.
