First Step Equity - Anyone done business with them?

Just called an underpriced listing on Craigslist, and was put through to someone from this company. I guess they market properties through Craigslist and their website that are in preforeclosure, but they have no equitable interest in the property. Guy told me I would "save the day" and had the option to either buy outright, or enter a 1-5 year lease option. Sounds like a sandwich lease option maybe? Any thoughts?
