Ga Tax Deed Quit Claim Deed

Hello,

I purchased a tax deed on. Sept. 2, 2014. The 12 month right to redemption period is coming to a close. The owner doesn't want anything to do with the property and offered to sign a quit claim deed period to September 2, 2015. Is this legal?

I have no desire to sell the house, as it has sentimental value. My heart great grandmother lost the house to some swindlers who ended up abandoning the property..anyway..I paid the back taxes...at cost.

Do I even need to file a quiet title? I will rent....

Any advice??
