Landlord Foreclosure

A friend of mine is renting in a duplex that has gone into foreclosure. He found this out when he called the landlord because the water was turned off.  He also found out the other apartment has mold in the kitchen.  The bank has contacted my friend to possibly work out a deal or he could continue to rent. He rehabs houses and has done mold remediation previously but has never bought a property before. I see the mold as his trump card, how would you handle this?
