Need help building my first mail campaign

Hello BP family, 

I need some advice! I want to start my first mail campaign to motivated sellers .... pre foreclosure. Does anyone know any GOOD  lead site? I heard some people using list source but ive found bad online reviews. If you have any information about finding leads for my first campaign PLEASE leave them here!
